Today's Mortgage Rate Summary

How Rates Move:

Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up.

Rates Currently Trending: Neutral

Mortgage rates are getting some minor support today. The MBS market improved by +4 bps yesterday. This was not enough to decrease mortgage rates or fees. The market experienced high volatility yesterday.

Today's Rate Forecast: Neutral

Inflation: The October headline Producer Price Index (PPI) Matched expectations with a 0.2% monthly gain, but September was revised higher from 0.0% to 0.1%. YOY, it was up 2.4% which was higher than estimates of 2.3% and a jump from Septembers's level of 1.9%. Core (ex food and energy) PPI increased by 0.3% on a MOM basis which matched expectations. YOY, it was up 3.1% versus estimates of 3.0%.

Jobs: Initial Weekly Jobless Claims were only 217K versus estimates of 223K. Continuing Claims were 1.873M versus estimates of 1.880M.

Today's Potential Rate Volatility: Neutral

This morning markets are getting some mild support. Volatility has started at moderate levels but may increase this afternoon on Fed commentary.
