Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up.
Mortgage rates are trading erratically this morning. The MBS market worsened by -49 bps last week. This was enough to increase mortgage rates or fees. The market experienced high volatility last week.
Three Things: These are the three areas that have the greatest ability to impact rates this week. 1) Geopolitical, 2) Treasury Auction and 3) The Fed.
1) Geopolitical: The markets are eagerly awaiting the rest of the major cabinet picks this week especially for Treasury Secretary.
2) Treasury Auction: We have an important 20Y Treasury bond auction on Wednesday.
3) The Fed: We will hear from several talking Feds this week including Goolsbee, Hammack, Schmid, Cook, Bowman, and Barr.
This morning markets have a positive lean. Volatility has started high and may continue that way depending on geopolitical events.
