Conventional and Government (FHA and VA) lenders set their rates based on the pricing of Mortgage-Backed Securities (MBS) which are traded in real time, all day in the bond market. This means rates or loan fees (mortgage pricing) moves throughout the day, being affected by a variety of economic or political events. When MBS pricing goes up, mortgage rates or pricing generally goes down. When they fall, mortgage pricing goes up.
Mortgage rates are under pressure today. The MBS market worsened by -6 bps yesterday. This was not enough to increase mortgage rates or fees. The market experienced high volatility yesterday.
Jobs: Initial Weekly Jobless Claims remain on a very low trend with 230K which matched forecasts. Continuing Claims remain over the important 1.8M mark at 1.850M.
Inflation: Headline August PPI MOM increased by 0.2% versus estimates of 0.1% and YOY it fell to 1.7% versus estimates of 1.8%. Core PPI MOM rose by 0.3% versus estimates of 0.2% and YOY it was up 2.4% versus estimates of 2.5%.
Treasury Auction: We have an important 30Y bond auction at 1 pm today.
Central Banks: The ECB decreased their main interest rate by 25BPS.
This morning markets are under mild pressure. Volatility has started high on the inflation and jobs data.
